Getting a Rental Ready Between Tenants

The old tenant is gone, the repair list is done, and the next one is picking up keys on Saturday. The unit looks fine from the doorway. But a new tenant doesn't stand in the doorway. They open the dishwasher, look in the tub, test the cabinets and check the floor in the corners. What they see in those first few minutes decides how they feel about the place, and how carefully they treat it.

What a new tenant checks first

People walk a rental in a fairly predictable order. They want to know whether the place has been looked after, and they find out by opening things.

  • The kitchen appliances: inside the dishwasher, the oven, the fridge and the microwave.
  • The bathroom: the tub or shower floor, the toilet base, the grout and the sink drain.
  • The floors, especially in corners and along the baseboards.
  • Inside cupboards and drawers, which should be empty, wiped and free of shelf liner residue.
  • The windows and their tracks, plus the blinds.
  • The smell of the place, which is a mix of all the rest.

A unit that clearly was cared for tends to be treated that way. A unit with a greasy oven and a ringed tub tells the next tenant that nobody was checking. The cleaning is a small cost next to a tenant who starts out unimpressed.

How an empty-unit clean runs

A turnover is a full interior clean of an empty space. The order matters. Repairs and painting come first, because they make dust. Once the last tradesperson has left, the cleaning goes from high to low: ceiling corners and fixtures, windows and tracks, walls and doors, cabinets inside and out, appliances, bathrooms, then floors. If carpets are being cleaned by someone else, ask them to go before the final clean so foot traffic doesn't undo your work.

Build the schedule backward from the move-in date, not forward from the move-out. If the new tenant arrives Saturday, aim to have repairs finished by Wednesday. That leaves a day for the clean and a day of slack for the one thing that always turns up on Thursday.

Appliance interiors deserve their own pass. Go2Girl Cleaning's job photos include a dishwasher filter pulled out for cleaning and an open, clean dishwasher interior. That's the kind of thing a tenant notices at once, even if they couldn't say why the dishwasher seems better. The tub and tile get the same treatment, worked corner by corner until the soap ring and film are gone from the surround, the fixtures and the drain.

Take photos when it's done

Once the unit is finished, walk through with your phone and photograph each room, plus the inside of the oven, the fridge, the dishwasher and the tub. A dated set of pictures records the condition you handed over. It also makes your own next turnover easier, since you'll know what a finished unit looked like last time.

What to tell your cleaner

A turnover goes smoothly when the cleaner knows a few things in advance. Send the address and the move-in date. Say whether the water and power are on, since mopping and vacuuming need both. Say how you'll get in: a lockbox, a key drop or a meeting at the door. And list anything that stays in the unit, like a fridge or a washer, so those get cleaned too.

Mention anything special about the previous tenancy, such as pets, smoking or a long stay. A unit someone lived in for six years looks different behind the appliances than one that turned over after one lease, and the cleaner can only plan for what they know.

A cleaner you can call again

Landlords with more than one unit quickly learn that the best cleaner is the one who already knows the routine. A Go2Girl Cleaning customer wrote in a Google review: "Sara is an absolute miracle worker! She has assisted me with two of my rental properties to prepare for new tenants and her attention to detail is on point!" The same review says it looks forward to "partnering with her for years to come!" That's the goal of any turnover relationship: you send an address and a date, and you don't have to go check.
