Between tenants

Rental turnover cleaning

Units brought back to show condition between tenants, for landlords who need the place ready on a date.

What a new tenant checks first

People walk into a rental and inspect it in a fixed order. They open the dishwasher and the oven, look at the bathroom, check the floors and open the cupboards. In the first few minutes they decide whether the place was cared for, and that impression carries into how they treat the unit for the length of the lease.

A turnover clean is built around that walk: appliance interiors, the tub and tile, the insides of cabinets and drawers, baseboards, floors, windows. The aim is to leave nothing a tenant could point to as left behind by the last person. Twinful Twin Tasha, who has rental properties of her own, wrote in her Google review that “She has assisted me with two of my rental properties to prepare for new tenants.”

How a turnover runs

A turnover is the empty-unit version of a deep clean, done through the whole interior from the top down: fixtures and ledges first, then cabinets, then the bathrooms, then the floors last, so the unit finishes in show condition on the date it has to be ready.

The appliances get specific attention. The dishwasher is a good example. The filter at the bottom and the spray arm come out and get scrubbed, and the racks and the inside of the door get cleaned. A photo from one of Sara's jobs shows the open machine with clean white racks in an empty kitchen, the way a new tenant should find it.

Bathrooms get the same treatment. The tub and tile are worked corner by corner until the white is white again, because a stained tub is the first thing a walkthrough remembers.

Working with landlords

What Sara needs is short: the address, what the unit looks like now, and the date the next tenant moves in. Call or text (209) 486-5223 in Modesto and she quotes that job, since no two units take the same hours.

A landlord with more than one door wants a clean that does not need rechecking each time. Tasha wrote that “her attention to detail is on point!” and that she looks forward to “partnering with her for years to come!”

That is the working relationship a turnover should be: one call, a date on the calendar, and a unit that is ready when the new tenant arrives.
